Landlord or tenant?

A rental problem? Start with the right paperwork.

Whether the landlord won’t renew, repairs are on hold, a deposit hasn’t come back, or a tenant isn’t paying — we prepare your request for the Rental Disputes Committee, submit it through the official channel and follow it up with you. The committee decides every case, based on the contract, the evidence and the law.

What we handle

Rental dispute requests for both sides

For tenants

  • Rent deposit requests (depositing rent with the committee)
  • Requests to oblige the landlord to renew the lease
  • Maintenance claims against the landlord
  • Security deposit refund
  • Tenant compensation claims
  • Electricity and water clearance
  • Lease termination requests in qualifying cases (e.g. the tenant’s death or leaving the UAE)

For landlords

  • Eviction requests for unpaid rent
  • Eviction or non-renewal requests at the end of the lease, where the legal grounds and notice apply
  • Fair market rent (rent value) claims

For both sides

  • Judicial notices
  • Proof of a tenancy relationship
  • Enforcement requests and enforcement disputes
  • Contract notarisation
  • Handing over property keys

Every request is decided by the Rental Disputes Committee (or the competent court). Requirements, notice periods and fees depend on your case and the applicable law — we confirm them with you before anything is submitted.

What we do

  • Review your documents and tell you what is usually required
  • Prepare and type the request and its attachments
  • Submit through the official channel and follow it up
  • Update you at every step, confidentially

What we don’t do

  • We don’t give legal advice and we don’t represent you before the committee or court
  • We can’t promise an outcome — eviction, renewal or refunds are decided by the committee
  • We are a private centre, not a government entity

Fees, upfront

Fees: our service fee is separate from the official government fees, which are paid to the relevant authority. We confirm both with you before we start.

What usually helps

  • The tenancy contract (registered/Tawtheeq contract, if available)
  • Emirates ID or passport of the person filing
  • Proof of rent payments: cheques, receipts or transfers
  • Notices, emails or messages exchanged with the other party
  • For maintenance: photos and any inspection or repair reports
  • For deposit refund or clearance: final utility bills or clearance

Please don’t send ID numbers or case documents through the website form. Tell us briefly what happened first — we then tell you exactly what to bring.

How it works

  1. Tell us briefly what happened

Call or WhatsApp us, or use the short form. No ID numbers or confidential documents at this stage.

  2. Documents and fees

We tell you which documents the request usually needs, our service fee and the official fees.

  3. Prepare, submit, follow up

We prepare and submit the request and follow it up with you. The committee decides.

Questions

Rental dispute questions

Do you represent me before the Rental Disputes Committee?

No. We are a private typing and transaction centre. We prepare, submit and follow up your request; we don’t give legal advice and we don’t represent anyone before the committee or court. For legal advice, please consult a licensed lawyer.

Can you guarantee an eviction, a renewal or a refund?

No one can guarantee an outcome. The Rental Disputes Committee decides each case based on the contract, the evidence and the law. We make sure your request is complete and followed up.

How much does it cost?

It depends on the request. Our service fee is separate from the official fees, which are paid to the relevant authority. We confirm both with you before we start.

Which documents do I need?

It depends on your case. The tenancy contract, the ID of the person filing, proof of rent payments and any notices usually help. We confirm the exact list after a short conversation.

Can I start without visiting?

Yes. Send us a short description on WhatsApp or through the form — without ID numbers or case documents — and we tell you the next step, the documents and the fees.
